How Drying Equipment Works

Drying Is Moving Water, Not Removing It

Once the standing water has been pumped and extracted, what is left is water held inside materials: in the pores of concrete, in the fibers of timber, in the gypsum core of drywall, in insulation. You cannot mop that out. The only way to get it out of the building is to persuade it to evaporate into the air, and then take it out of the air.

That is the whole job, and it is why two different kinds of machine are always used together. Air movers make water leave the material. Dehumidifiers take the resulting moisture out of the room. Run one without the other and you simply make a humid room that never dries.

What the Air Movers Do

The low, flat fans pointed along a wall or across a floor are not there to blow the floor dry. A wet surface always has a thin layer of saturated air sitting on it, and while that layer stays put, evaporation slows almost to nothing. Moving air strips that layer away and keeps drier air against the surface, so evaporation continues.

That is why they are aimed along surfaces at a shallow angle rather than straight down, and why the placement gets changed as the job progresses. It is also why they are not pointed at your furniture: too much airflow across the wrong material can lift veneer or damage a finish.

What the Dehumidifiers Do

All that evaporated water has to go somewhere. Without a dehumidifier it stays in the room's air, the humidity climbs, and evaporation stalls again, or worse, the moisture moves into dry materials elsewhere in the house and spreads the problem.

A dehumidifier pulls room air through a cold coil or a desiccant so the moisture condenses out and can be drained away, then returns drier, slightly warmer air to the room. Warmer air holds more moisture, which is one reason the rooms get uncomfortably warm and why the doors are usually kept shut: the crew is managing the conditions inside that space, not ventilating it.

Why the Machines Run Day and Night

The usual question is whether they can be switched off overnight so everyone can sleep. The answer is no, and it is not stubbornness. Materials release moisture slowly and unevenly; the surface dries first while the core stays wet, and moisture keeps migrating outward as long as conditions favor it. Switch the equipment off and that migration reverses. Moisture redistributes back through the material, humidity climbs, and by morning much of the previous day's progress has to be done again. Stopping each night can add days to a job and cost more than running the equipment through.

The Bits People Do Not Expect

Sometimes the equipment gets attached to the building rather than pointed at it. Drying mats laid on hardwood pull moisture up through the boards so a floor can sometimes be saved without lifting it. Small vents drilled behind a baseboard, or hoses pushed into a wall cavity, let air reach the inside of a wall without cutting the drywall out. Where a ceiling or an attic is wet, insulation usually has to be removed first, because soaked insulation will not dry in place and it blocks air from reaching the framing above it.

And sometimes the honest answer is that a material will not dry at all. Carpet pad, swollen laminate and particleboard are the usual candidates, and continuing to run equipment on them just delays a decision. How Anyone Knows It Is Dry

Not by touch, and not by the calendar. Moisture meters read the same marked points in the flooring, wall base and framing on every visit, along with the temperature and humidity in the room. Those numbers are compared with readings taken from an unaffected part of the same building, because a dry wall in one house is not the same number as a dry wall in another. When the affected points match the unaffected ones and stay there, the drying is finished and the equipment comes out. Why Austin Air Makes It Harder

Humidity is the local complication. Through spring and much of the summer the outdoor air here already carries a lot of moisture, so the common instinct to throw the windows open and let a room air out often puts more water into the building than it removes. That is doubly true close to the water, which is why drying a lower-level room on a Lakeway hillside usually leans harder on dehumidification than on airflow. The same humidity is why speed matters: material left wet in these conditions can start growing something within a day or two.
